When you list your home with me I will work with you every step of the way. We will start with the listing appointment which is when I go through everything that I will be doing for you. I will provide undivided loyalty, maintain your confidential information, and work with your best interests in mind.
Listing your home: When you list your home with me it will immediately be posted on REALTOR.ca as well as this website and all of my social media sites. As we all know, the majority of buyers start their search online.
Pricing your home: I will work very closely with you in order to make sure that the listing price of your home is something you are comfortable with. I will use my knowledge of the market in order to ensure you are the most informed you can be when determining the correct price for your home. I set up the weekly REALTOR tour for RE/MAX Center City Realty, so I benefit from seeing a lot of the inventory that is out on the market.
Getting your home ready to sell: With my extensive background in Home Improvement I can work with you to let you know what could be done in order to increase the sale potential of your home. Curb appeal is a big determining factor when it comes to the potential sale of your home because the majority of buyers make a decision on whether or not they like your place within the first 30 seconds of being there. I will also work with you on proper staging of your home such as how to make rooms appear larger and more open, how to have the right amount of "clutter" in order to make your home look lived in, but also allow buyers to see themselves living there.
OFFERS AND FINAL STEPS
I will be in constant communication with you on any showings or offers that are presented to me. Since you will already be very knowledgeable on the market I will work with you to help you understand the offer that is being presented and if needed, work with you to present a counter-offer. Once you accept the offer, I will inform you each time a buyer subject is removed until we have an unconditional offer.
What Costs Can You Expect?
- the commission you agreed to pay your brokerage
- the legal fees to discharge any existing mortgage whether or not you engage your own lawyer
- the GST on the real estate commission and on your legal fees
- any prepayment penalty levied by the financial institution for early pay-out of an existing mortgage
- your share of the property taxes for the year if the current
- year’s taxes have not yet been paid, plus any penalties due for late payment of unpaid taxes
